Creating an Architectural custom home design for your unique requirements on your site is always a delve into the relative unknown and can at the very beginning seem a daunting prospect. At Zorzi we start the process with the end in mind, and through our ‘Design Price Guide’ (DPG) process we alleviate as many of the unknowns as possible by talking with you to establish your design and accommodation requirements and in simple terms what you are looking to design and build, as well as accounting for the specific considerations of building on your site. Once everyone is clear with regard to your potential home size and ensuring it aligns with your budget through this DPG process, we then look to start the design journey together.
Now the exciting part really begins! The first step is meeting with you to discuss in detail your Design Brief, with our Zorzi Design Project Manager and Architect. This is a relaxed and open discussion going into more detail about your requirements, your lifestyle and how your home design will complement this, as well as talking about style, aesthetic and design configuration. We then meet again to present and walk you through the Architectural concept design and continue to refine it with you thereafter until you are ready to take the next step. All of our designs are created in 3D modelling from the very start so we are able to provide 3D perspectives of your home from the first concept stage.
During this phase we develop the design and incorporate all detailing and information ready to submit to the local Council for Planning Approval. We then commence the Construction Documentation including but not limited to working drawings, engineering, site classification reports, energy efficiency assessment and certification, and the detailed specification of finishes and fixtures for your home which will provide all the required drawings, details and documentation for full pricing ready for a fixed price building contract and Building Permit submission to the local Council.
With all Council and statutory approvals received and your building contract in place, we introduce you to your personal site team. From here you will go through your building journey hand in hand with our interior design and construction team, guiding you through until you are ready to move in!
